Updated Global security company moving U.S. HQ to new location in Parsippany

Securitas Security Services USA Inc. is keeping its North American headquarters in Parsippany, but moving up the road, according to real estate services firm Savills Studley.(Editor’s Note: This report was updated at 9:30 a.m. Tuesday with comments and additional information from Mack-Cali Realty Corporation.)

Securitas Security Services USA Inc. is keeping its North American headquarters in Parsippany, but moving up the road, according to real estate services firm Savills Studley.

The firm said Monday that the global security company has signed a 15-year lease for 82,092 square feet at 9 Campus Drive and expects to relocate there in the second quarter of 2016.

The new location will house Securitas’ Eastern Operations Center, including 225 employees over three full floors and a portion of the ground floor. It will include a full data center and 24/7 call center, according to building owner Mack-Cali Realty Corporation.

“Securitas had clear goals to be in a first-class environment, and 9 Campus Drive was a perfect fit,” Daniel M. Foley, a senior managing director with Savills Studley, said in a prepared statement. “We were able to secure premier, Class A space at favorable terms that met the company’s criteria.”

Nine Campus Drive is a four-story, 156,495-square-foot Class A office building owned by the Edison-based real estate investment trust Mack-Cali.

“We’re pleased that Securitas USA has chosen this premier property,” Mitchell E. Hersh, CEO and president of Mack-Cali, said in a statement. “In my direct conversations with Securitas USA’s leadership team, they clearly recognize the quality standards that Mack-Cali maintains in our properties, along with the personalized customer service and attention to detail, all reflective of the company’s continued commitment to the office market and our assets.”

Securitas has been located in Parsippany since 1978, and its headquarters is currently located at 2 Campus Drive, Savills Studley said. That building is owned by Woodmont Properties, according to the Fairfield-based real estate company’s website. It stands at the entrance to the Mack-Cali Business Campus — home of 9 Campus Drive — and comprises 98,964 square feet.

“In addition to providing a superior corporate image, this relocation enables Securitas to leverage the current tenant market to secure lease flexibility and upgrade their facility,” Christopher B. Marx, another Savills Studley senior managing director, said in a statement.

Foley and Marx, along with Joseph Messina, a former executive managing director, represented Securitas in the transaction, while Diane Chayes, senior vice president of leasing, and Brian Decillis, assistant vice president of leasing, represented Mack-Cali in-house.

Securitas, the U.S. unit of Sweden-based Securitas AB, has additional New Jersey offices in Atlantic City, Cedar Knolls, Edison, Jersey City and Marlton. Savills Studley has New Jersey offices in Iselin and Hackensack.
