Just shy of 500 new homes in the Plum Canyon section of Saugus are expected to be completed and up for sale this summer.

Three housing subdivisions — Grayson at Five Knolls, Brighton at Five Knolls and Highglen at Five Knolls (formerly known as Keystone) – are being built between Golden Valley and Plum Canyon roads, which will eventually connect.

The connection of Golden Valley and Plum Canyon roads is expected to be completed this June, and none of the housing units can be occupied until the road is completed, said city spokeswoman Gail Morgan.

A total of 499 single-family homes are expected to be built.

Under state law, housing developments of 500 or more units are subject to stricter – and much more costly – environmental regulations.

State law dictates that 500-home residential developments “shall be deemed to be of statewide, regional, or areawide significance.” They must be reviewed, for instance, for their 50-year impact on air quality (greenhouse gases), rather than just the short-term air quality imapact during the construction phase of a 499-unit project.

In February, TRI Pointe Homes Southern California officials announced the acquisition of 119 lots in Grayson at Five Knolls, located in the master-planned community by Brookfield Residential, according to a news release.

“The recent acquisition at Five Knolls further develops TRI Pointe’s strong relationship with Brookfield Residential and provides a strategic opportunity to establish a new presence in a highly desirable location within the Santa Clarita Valley market,” said TRI Pointe Homes Southern California Division President Tom Grable, said in the news release. “With residential development limited and current home supply levels extremely low, this opportunity allows TRI Pointe to use its experience to deliver quality product within a master plan.”

Homes in the Grayson at Five Knolls section are expected to have a starting price in the low $500,000s and the target grand opening is July 2015, according to the news release.

The Brighton at Five Knolls homes are expected to start in the $600,000 range with two-story Home Designs including bonus rooms, guest suites, dens, offices and three-bay garages, optional outdoor rooms and covered decks, according to the website. The homes come in Santa Barbara, Italianate and American Farmhouse architectural styles.

The Highglen at Five Knolls homes are expected to start in the $700,000 range with gourmet kitchens, large bedrooms and bonus rooms, guest suites, dens, offices, three-bay garages, optional outdoor rooms and covered decks, according to the website. The homes come in Santa Barbara, Monterey and American Farmhouse architectural styles.

“With a premier location near major transportation and job corridors, we anticipate that the interest at Grayson at Five Knolls will be quite strong,” said Grable. “The idyllic hillside setting with great views and access to quality schools will make the new residences even more attractive to homebuyers.”

The community is nearby to open space trails and the master-planned community will include The Club at Five Knolls with a pool, patios, social gathering places and walking paths, according to the website. A new public park, Golden Valley Park, will include picnic areas, groves, overlooks, play areas, a basketball half-court and bark park.

    Great idea! 500 more houses being built during one of the worst droughts in history. Just add it to Newhall Ranch’s 22,000 new homes. BTW – Valencia Water Co current customers are paying for the water these new developments will be using with a big rate increase. AND CLWA has guaranteed that these new developments will get water…..what happens if the drought continues and water will have to be rationed? Who will get the water….the new residents or us??

    The connection gives more options for getting from one side of the valley to the other, but I am sorry for the folks living in north Skyblue Mesa which will become a cut through if there’s a backup on Plum. And which schools are the kids living in these homes going to go to? Rio Vista and Plum Canyon are the closest elementary schools, La Mesa and Golden Valley the most convenient middle/high schools.

    And WHERE are they planning to get the water?
