Remodel idea of rental property

We have bought an investment property recently. It is a 3 bed 1 bath SFH. We have limited budget, probably 5k.

The kitchen itself is functional, but a little dated. If we are going to change all the cabinet, the cost is around 4.8k (including material and installation fee). I don't know whether there is other cheaper way to remodel the kitchen.

Another thought is to add a power room. But I don't know the cost yet.

My questions:

(1) Does the kitchen look OK for rental property? Is it worth the money to do the remodeling? Or should we spend the money on adding a power room?

(2) If we are going to remodel the kitchen, how should we change the floorplan to make the kitchen more functional?

(3) What style/color of cabinet and countertop should we use?

(4)what else can I do to make the entire house look less dated with budgeted money?

    I would do nothing to this property as long as everything functions.

    of course, I do not know where this property is. if the market has too many rentals then, you need to look at your competition to make a decision.

    my clients usually care more about having a washer and dryer in the house more than anything.

    I would first try to rent it out and if goes quickly, then you you have saved yourself money. you'll need the money for the likely repairs that you may encounter.

    Yes, do nothing. But, I also think neutral colored walls such as tan or grey in the kitchen would go a long ways.

    I think the kitchen hob is a bit dated, so you may want to change that and probably also the kitchen top with a granite one and backsplash. To add a bit of more interest to the kitchen you may want to stain the cabinets doors and choose some nicer handles.

    Of course, it all makes sense if you need to push your rental higher, or most of the properties in this area are better finished. Overall it is a pretty property with lots of potential.

    That is one hugely gorgeous rental house...and the people who get it should get down and kiss those beautiful floors! The kitchen looks just fine to me...with two exceptions....the countertops and the cabinet hardware. Replace the tops with something darker for contrast (and easy care!!), then replace the handles/pulls with something more modern....maybe even darker (that's definitely a quick and cheap fix....Lowes/Home Depot). White countertops in a rental kitchen are giving me the willies....

    I would have a person or two quote on your different ideas and you may be surprised how much each will cost. If you decide not to invest $5k, there are minor things you could do to bump it up a bit. I think anything major may not remain in good shape; as well, trends change over the years and they could be outdated when you want to resell. Ideas: Laundry room - paint cupboards grey and change handles. Kitchen - add subway tiles, change hardware, tap, and lighting. If stainless steel appliances would increase what you could charge, maybe consider.

    I agree that the house is beautiful for a rental and you could certainly rent it as is. But a small kitchen remodel would make it look fresh. Laminate countertops, new stainless hardware, white subway backsplash with light grey grout. This would only cost a fraction of the $5000 you talked of.

    I agree that it is fine as it is. The suggestion to try to rent it out as it is currently sounds like a great idea to me.

    Also, those are gorgeous photos. Most of the places that I see listed as rentals have terrible photos. :)
