Sterling Ranch has selected Denver-based Richmond American Homes as the lead builder of single-family homes at the Douglas County development.

Richmond said it will handle the development of more than 5,000 homes at the proposed $4.3 billion Sterling Ranch.

Richmond is a Colorado homebuilding subsidiary of M.D.C. Holdings Inc., also based in Denver.

Sterling Ranch, upon full development, is planned to house about 31,000 people in 12,050 homes on 3,400 acres south of Chatfield State Park and east of Roxborough State Park.

Douglas County Commissioners last month approved the development, culminating six years of public review and legal challenges.

A Douglas County District Court judge ruled last year that Sterling Ranch had not lined up enough water and needed to prove it had sufficient water for the entire project before development could begin.

But a change to a state law this year gave developers the leeway to phase in water requirements whenever a certain stage of a project is up for approval by a government entity.
