Seizing the high ground: KB Home’s families at Ponderosa Ridge get a view-swept setting at lower prices and better fixed costs

Author

If the crazy pace of price increases in the resale home market has you searching for a bargain, KB Home has something to show you just east of the Gartrell Road exit from E-470 – a closer-in location near Tallyn’s Reach, with good views; park and trails adjacent, and prices that’ll look appealing compared to what you may have seen around Parker, Lone Tree, Castle Rock or Blackstone.

“Ponderosa Ridge has great shopping, dining, & entertainment within five minutes, but it’s going to keep its small-community feel,” says Randy Carpenter, Colorado Division Vice President for KB Home. “People arrive here knowing all about the excellent Cherry Creek schools,” he adds. “But what surprises them are the great views and compelling value.'”

Sheryl Langley and Brandon Burgess will show you KB Home’s ‘Reserve’ collection at Ponderosa Ridge, from the mid-$300s – just down the lane from where Sandra Bernard and Marcia Haek have KB Home’s larger Estates series from the low $400s. Both series offer a few homes that could be ready to deliver in two-to-six weeks – all with KB Home’s quality construction features; things like innovative Zip Sheathing that provides better insulation performance.

That quality, Carpenter says, has attracted numbers of previous KB Home owners to move up to Ponderosa Ridge. “Even second-time buyers find that they’re able to afford these,” he notes, adding that you really can be under $400,000 here. Ponderosa Ridge has an added advantage for cost-conscious buyers, as well: a tax rate of just .828 percent — among the lowest of any new home areas; along with a low monthly HOA dues of just $39, way below what people pay in other parts of the area.

Langley and Burgess can show you a choice of homes that can deliver in 45 days – including a walkout ranch on a corner site, with a full basement, in a 3-bedroom plan that includes a separate study behind French doors, plus a covered deck, for $466,000.

You’ll also see where Red Hawk Park is arriving right in the neighborhood, linking to the Pinery Trail system, and from there to the vast bike trail system reaching into Douglas, Arapahoe and Denver counties. And you’ll see how well connected this is to metropolitan attractions, business campuses, and to DIA. In addition to the great schools, Aurora Reservoir’s trails and beach, golf courses, and dining and shops at Southlands are all within five minutes.

You need to see this community to appreciate the assets; watch for the streets and signs carefully on your first trip in: From E-470 take the Gartrell exit, head a block south to S. Aurora Parkway, then turn north 0.8 mile to E. Irish Drive and follow the signs east. Or from Smoky Hill Road near Southlands, take Aurora Parkway south a mile to Irish and turn east.

WHERE: Ponderosa Ridge by KB Home, 4 models from two series including 23 plans, 11 ranches, Cherry Creek Schools, hilltop views, park & trails coming; walkouts available; 3-car garage standard on most. Directions to community: Exit E470 at Gartrell Rd., south 1 blk to Aurora Pkwy, north 0.8 mi. to E. Irish Dr., east. Or from Arapahoe Rd. take Aurora Pkwy south 1/2 mi. to Irish, then east.
