With ICF trading at a recent price near $102.64 per unit, that means that analysts see 10.30% upside for this ETF looking through to the average analyst targets of the underlying holdings. Three of ICF's underlying holdings with notable upside to their analyst target prices are Kilroy Realty Corp (NYSE: KRC), Essex Property Trust Inc (NYSE: ESS), and Regency Centers Corp. (NYSE: REG). Although KRC has traded at a recent price of $68.43/share, the average analyst target is 12.04% higher at $76.67/share. Similarly, ESS has 11.77% upside from the recent share price of $219.00 if the average analyst target price of $244.78/share is reached, and analysts on average are expecting REG to reach a target price of $85.11/share, which is 11.59% above the recent price of $76.27. Below is a twelve month price history chart comparing the stock performance of KRC, ESS, and REG:

Combined, KRC, ESS, and REG represent 6.27% of the iShares Cohen & Steers REIT ETF. Below is a summary table of the current analyst target prices discussed above:

Name Symbol Recent Price Avg. Analyst 12-Mo. Target % Upside to Target
iShares Cohen & Steers REIT ETF ICF $102.64 $113.21 10.30%
Kilroy Realty Corp KRC $68.43 $76.67 12.04%
Essex Property Trust Inc ESS $219.00 $244.78 11.77%
Regency Centers Corp. REG $76.27 $85.11 11.59%

Are analysts justified in these targets, or overly optimistic about where these stocks will be trading 12 months from now? Do the analysts have a valid justification for their targets, or are they behind the curve on recent company and industry developments? A high price target relative to a stock's trading price can reflect optimism about the future, but can also be a precursor to target price downgrades if the targets were a relic of the past. These are questions that require further investor research.
