PDC Energy got one step closer Tuesday to relocating to a site in west Greeley that’s been vacant for years.

The Greeley Planning Commission unanimously approved plans for PDC Energy to rehabilitate an old building on an 8.84-acre plot at 8750 20th St. west of 83rd Avenue.

PDC wants to revamp the old AT&T building and site, which has been vacant for five years.

Planning Commissioner Jon Rarick said he thought it was a good use of a piece of property which has been vacant for several years.

The building was originally developed in 1974 and has seen a number of tenants throughout the years.

AT&T moved out about five years ago, leaving the building empty. It has since fallen into disrepair.

PDC plans to relocate 160 staff members and contractors from its Evans location to the new site after making updates.

The property includes a 61,472-square-foot office building, which has two stories with garage and warehouse space, according to city planning documents.

Rick Hazel, the architect on the project, said the footprint of the building will remain about the same but with a 1,000-square-foot entrance added to the aesthetic from 20th Street.

Bob Murphy, a Greeley resident who lives near the proposed development, said he is worried about the traffic the development will cause.

“We have a lot of traffic right now from all those apartments and condos on 83rd (Avenue) and 20th Street,” Murphy said.

He said he also worried about the development itself.

“Do we want commercial stuff mixed in with residential?” he asked.

Planning commission members said they understand resident concerns, but they thought the development could be done with minimal disruption to the surrounding neighborhoods.

Hazel said PDC officials are excited for the redevelopment of the site.

“PDC is looking forward to moving to this site,” he said. “It works out really well for their operation and they want to be a part of this community.”
