Bids are in for Trinity Church cluster

Bids were due last Thursday, Aug. 6, for a 99-year lease on what has now grown to 11 commercial buildings owned by Trinity Church Real Estate.

The buildings include One Hudson, 200 Hudson St., 205 Hudson St. and 12-16 Vestry St.

Since the offering was first contemplated earlier this year with just those four, others were added to the package.

Since the Hudson Square area has been rezoned, Trinity would like to diversify and concentrate on developing multifamily properties. A large upfront payment for the commercial lease would help with that mission.

We hear bidders include SL Green Realty Corp., Norges Bank, and Ivanhoe Cambridge through Callahan Capital. Brookfield Financial and Vornado Realty Trust may also be in the chase.

Darcy Stacom of CBRE is handling the negotiations for Trinity. The parties either could not be reached or declined comment. Stay tuned.


Stacom was also the broker representing the Sapir Organization on the $2.28 billion sale of 11 Madison from the Sapir Organization/CIM Group to SL Green Realty Corp. that closed earlier this week. SL Green will also pay $300 million in lease costs.


Club Monaco has just signed leases at Brookfield Place for a men’s and women’s store.

The men’s store in the upper-level courtyard will have 1,867 feet for its Made in the U.S.A. and other lines, while the lower-level women’s store has 2,798 feet for its high-end collection, third-party denim and affordable luxurious designs.

Robert Cohen and Peter Whitenack of RKF represented Club Monaco while Alissa Bersin and Wade McDevitt of The McDevitt Co. represented Brookfield.


The former site of the Jones Diner at 363 Lafayette St. has been long-term leased to CBSK Ironstate for a new commercial development financed by Wells Fargo.

The principals of CBSK Ironstate include Charles Blaichman, Abe Shnay, Scott Shnay, Greg Russo and the Barry Family.

“They will build something special and unique to bring a cool vibe to the neighborhood,” said Stephen Shapiro of JLL, who along with colleague Richard Baxter represented Olmstead Properties in arranging the 49-year ground lease with extension options.

While the 5,500-square-foot site may only be developed with a petite 32,000 square feet, its location between tony Bond and Great Jones streets in Noho bumped the remuneration to a fat $150 million.


Professional services firm UHY Advisors has subleased the 38th floor of 29,166 square feet at 1185 Avenue of the Americas, owned by SL Green.

Robert Yaffa and Wayne Van Aken of DTZ worked with UHY for about 18 months to identify what Yaffa called “a cost-effective sublease with a high-end installation.”

UHY Advisors, which specializes in tax and business consulting services in the metro region, will be relocating from the nearby 19 W. 44th St., which used to be owned by SL Green.

Hess is reducing its footprint in the 42-story tower between West 46th and 47th streets.

The tower was represented in the 12½-year sublease by Stuart Romanoff and Amy Fox of Cushman & Wakefield, which also has the 39th floor up for grabs.


Documents reveal Google paid Donny Deutsch’s company, Deutsch, $5,683,547 to move out of more than 135,000 square feet in its 111 Eighth Ave. headquarters. As we reported a year ago, Deutsch signed a lease for 74,346 feet at Vornado Realty Trust’s 330 W. 34th St.


We’ve learned two subleases from Nine West were completed at 1411 Broadway with garment companies. Basic Resources took the entire 2nd and part of the 3rd floor, totaling 57,280 square feet, where it will be moving from 31 W. 34th St.

The 4th floor of 45,000 feet has been leased by Authentic Brands Group, which moves from 100 W. 33rd St.

Both tenants were represented by Michael Beyda of Benchmark Properties. Nine West was represented by the JLL team of Clark Finney, Frank Doyle, Amanda Bokman, David Kleiner and Kevin West.

Building owner Ivanhoe Cambridge/Callahan Capital has both small pre-builts and tower floors available through Paul Amrich of CBRE with higher rents.
