Millstone Couple choose Four Seasons at Monroe

MONROE – Sue and Mike Vulpis decided that it was time to downsize from their large home in Millstone.

The 11 home designs K. Hovnanian's Four Seasons at Monroe have never been built in New Jersey before.

The Vulpises spent about a year-and-a-half looking at 55+ communities, mostly online. When they saw the sign for K. Hovnanian’s Four Seasons at Monroe,  they noticed the new community as it was being developed. They wanted to stay near Millstone, where their three children and grandchildren all live, so the location was ideal. Then, when they visited the new community and saw the models, that sealed the deal.

“We loved the easy, open layout of the floorplan,” Sue recalled, “and it’s nice to have a brand-new house. We had looked at older homes and they all needed a lot of work. Plus, it’s close to our children. What more could we want?”

The Vulpises were among the first buyers at K. Hovnanian’s Four Seasons at Monroe, which offered exactly what they had been looking for: impressive home designs with open floor plans, an ideal location, and of course, a low-maintenance lifestyle. To their surprise, Sue and Mike realized they will be even closer to some other family members, as well.

“Unbeknownst to us, one of our cousins also bought a house here, about 10 doors down!” Sue said.

K. Hovnanian’s Four Seasons at Monroe is impressing a lot of people these days — and for good reason, beginning with the single-family home designs. This is the first time that any of these 11 floorp lans have been offered at a community in New Jersey, and the designs are more current than much of what buyers find on the market today. The homes offer from 1,540 to 3,492 square feet of living space, with one or two-story designs that include two bedrooms, two to three-and-a-half baths, two-car garages, designer kitchens, and deluxe interiors that include 9- or 10-foot ceilings. Pricing for the homes, which is subject to change, starts from the low-$400,000s.

Coming from a large house, Sue and Mike were pleased with how spacious the homes are at K. Hovnanian’s Four Seasons at Monroe. They chose the Killarney II design.

“We really like the layout and how it has lots of space,” Sue said. “We have a nice dining room set and it fits perfectly in our new study! We also really like how it has lots of natural light. It’s a house of windows! And having 12-foot ceilings and 8-foot doors really changes the feel of the home.”

Location was an important part of their home search – and K. Hovnanian’s Four Seasons at Monroe has one of the most ideal settings in Central Jersey. For the Volpises, the community provides easy access to their children, but it’s also very close to major roadways such as the NJ Turnpike and routes 1, 18, 33 and 130.

“We travel to Florida a lot,” Sue said, “so being able to easily hop onto the Turnpike and be on our way is nice.” There is a nearby Park-and-Ride and an NJ Transit station at Princeton Junction. The township also offers many local amenities and attractions, including 18 county parks, a variety of golf courses, and many major shopping centers and fine restaurants. The Jersey Shore is only a 20-minute drive away and Princeton is nearby, offering plenty of dining, educational, entertainment and cultural options.

Another distinguishing feature of the new community is its lack of restrictions on adult (19+) children who can live at home with their parents. This “family-friendly” policy is unique among adult communities in the area. All homes within the community are subject to an age restriction whereby the homes are restricted to use and occupancy by at least one person of age 55 years or over, and with no permanent resident being under the age of 19. Despite these restrictions, the developer may sell up to 15 percent of the homes where at least one occupant is between the ages of 50 and 54.

Construction is commencing rapidly on the community’s clubhouse, which promises to be one of the area’s most diverse and modern lifestyle facilities, reflecting the interests and demands of a new generation of  buyers 55 and older. The two-story facility will feature some traditional elements, such as an outdoor pool, a kiddie pool for the grandchildren, an exercise room, and tennis, bocce and pickle ball courts. But the clubhouse will also include some more contemporary lifestyle elements that you might not find at other 55+ communities. There will be a cocktail lounge and a kitchen with a café area, a covered patio and porch, and an area for aerobics, yoga and Pilates.

Throughout the buying process, the Vulpises worked closely with K. Hovnanian sales representative, Barbara Colicchio.

“She was unbelievable – so honest with us and explained everything we needed to know,” Sue said.

Visiting the Design Center was also a highlight for Sue and Mike, where they enjoyed being able to choose their tile, rugs, and cabinets – having a hand in choosing the elements that would personalize their home.

“Leslie at the Design Center was also great. Throughout the whole process, everything was so easy,” Sue said.

The Vulpises are excited to leave behind the stress and responsibility that comes along with the upkeep of a big home and yard.

“Our home was the size of the clubhouse they’re building here,” Sue said, laughing. “It was just too much space. We decided that it’s time to make our lives easier.”
