The Fairmont, one collection for sale now, is a cluster of 170 three-level townhouses featuring two models: Calverton end units and Kenley interior and end units. More than 60 have sold since coming on the market in March 2014, and more than a dozen are for sale.
But it’s not just the architecture and floor plans that make the community special, said Nicole Togans, a resident who works at Fannie Mae. It’s also the people.
“You can never know all your neighbors,” she said of the large community. “I go to a nearby gym and became friends with some people in my group training and found out we live around the corner from each other.”
Ground-floor bedroom: The builder, Toll Brothers, moved into the area in the late 1990s and opened Loudoun Valley in 2005. "With the strategic road network and access to employment, the area was perfect for the creation of an amenity-filled community offering a resort lifestyle with pools, parks, clubhouses and neighborhood schools," said John Elcano, Toll Brothers Group president.
“Some people move here for the schools, others for the value, others for the size and location,” said sales manager Gina Squarzoni. “If you move five miles closer to D.C., you pay almost double for half the size house.”
“The most popular exposure is east-facing. I chose it for my home to get morning sun in the front and evening sun on the deck in the rear,” said Squarzoni, who also has been a resident since November 2011.
A good-size bedroom and full bathroom on the ground floor is a standard feature that many prospective homeowners have requested as they tour models. “There’s a trend in Loudoun County for multi-generational living,” said Elcano. Newly designed Fairmont models reflect this layout.
The main living area on the second floor is open plan with kitchen, dining and living rooms in roughly one space. A large kitchen accommodates a rectangular table for six to eight or other furnishings. A deck outside the kitchen could be an ideal space when the temperatures go up.
Candice Fathi is another resident. She and her husband, Behzad, and sons, Arman, 13, and Javid, 15, were the first occupants of the Fairmont collection in summer 2013.
She installed a coffee bar and lounge sofa in their kitchen eating area. Her granite counters are grayish, she said, and she has a wide bar between the kitchen and dining room. “I serve off the bar and focused on making the area good for entertaining.”
She arranged two sitting areas in the living room: one with low seating near the television to create a lounge, and the other with traditional seating. “The lounge is people’s favorite part of the house,” she said. “ ‘Oh, can we sit in the lounge,’ my guests ask when they visit.”
Three bedrooms, two bathrooms and the washer and dryer occupy the third level. The master bath benefits from natural light coming in through a horizontal window just below the ceiling, which needn’t be covered with a privacy shade. The shower is tiled and designed with a tiled bench that’s wide enough to sit on and stash shampoos, conditioners and scrub brush.
What's nearby: "A big reason I love living here is because of the conveniences. It's close to grocery stores and shopping centers. I feel like I'm surrounded by everything," Togans said.
Fathi’s favorite place is Aldi’s, and she likes Harris Teeter on Ryan Avenue in Brambleton Town Center, where there are movie theaters, restaurants, coffee and ice cream shops.
Wegmans Food Markets on Columbia Place in Sterling is five miles away. In the other direction are Fuddruckers, Bertucci’s, Bonefish Grill and Walmart. “Top Golf just opened right down the parkway, and we went there for a company outing and everyone loved it,” Squarzoni said.
Leesburg Corner Premium Outlets is a quarter-hour drive. Tysons Corner is a 20-minute drive.
Schools: Rosa Lee Carter Elementary, Stone Hill Middle, Rock Ridge High.
Transit: Loudoun Valley is situated amid several traffic arteries. The Dulles Greenway, a privately owned 14-mile toll road between Dulles Airport and Leesburg, is three minutes away. Virginia Route 28 is six minutes away, and Virginia Route 7 is 12 minutes away. Herndon is a seven-minute car ride, Dulles is eight, Leesburg is 10 and Reston is 12. Driving to Washington varies from 40 minutes to an hour depending on traffic. Loudoun County operates Metro Connection Bus Service mornings and evenings. Fathi's husband walks to the bus stop every day to get downtown. "He has such an easy commute," she said.
