Work has begun on a new Walmart Supercenter in Eastvale.

Officials gathered last week to break ground on the 170,995-square-feet mega-store. This Walmart will include a 16-pump fuel station at 14100 Limonite Ave.

The store should be open by spring 2025, with an estimated 300 new employees.

“We are tremendously excited to have officially broken ground on our newest supercenter, which will be the first Walmart in the city,” said Frankie Ahumada, Walmart’s regional general manager.

The supercenter also will have an EV charging station, online grocery pickup and delivery services, an auto center, deli, meat and bakery departments, pharmacy with health services, a vision center and garden center.

“Today marks a significant milestone for Eastvale as we break ground on our new Walmart Supercenter. This venture promises new job opportunities and essential goods and services, but it also reflects the City Council’s commitment to economic growth. We look forward to the positive impact this partnership will have on our vibrant city,” said Eastvale Mayor Christian Dinco.

Hiring begins for new Smart & Final

A virtual hiring event is ongoing for a new Smart & Final Extra coming to Temecula.

The grocery store is taking the place of a shuttered Best Buy at 32937 US Highway 79.

Smart & Final estimates the store will open April 24 and it needs to fill about 50 positions ahead of the big day.

Part-time retail positions start at $16.25 hourly.

Luxury apartments coming to Wildomar

Wermers Properties recently broke ground on a 288-unit luxury apartment complex in Wildomar

Oak Springs Ranch II at 36101 Inland Valley Drive will take shape right next door to Oak Springs Ranch I and will feature three-story buildings. The unit mix will include one- and two-bedrooms styles in either flats or townhomes. Sizes will range from 832 to 998 square feet.

Amenities include a clubroom with a business center and private office spaces, a fitness/yoga center, community lounge, pool/spa and outdoor gathering spaces.

Oak Springs Ranch II should open by early 2025.

Development partners include AO Architecture in Orange, PLSA Engineering and MJS Landscape Architecure.

Wermers Multifamily Corp., a sister company of Wermers Properties, is the general contractor.

Commission seeks new member

Yucca Valley is seeking applicants for an open seat on the Revenue Measure Oversight Commission.

The seven-member commission advises Yucca’s town council on matters relating to Measures Y and Z, which voters approved in 2016. The measures added a combined 1% sales tax, which produces revenue for infrastructure projects such as public safety and streets and pothole repair.

The commission typically meets a few times per year. Applicants must live in Yucca Valley. There is no compensation.

Applications should be submitted to the town clerk by Thursday, April 18. Applications can be found online or at Town Hall at 57090 Twentynine Palms Hwy.

Don’t forget to include a cover letter describing why you want to serve on the oversight commission.

The deadline for the submission of applications is Thursday, April 18, 2023.

Flying J ground lease sets new records

The Irvine-based investment firm Greens Group is celebrating the recent sale of a single-tenant property in Jurupa Valley that scored several records.

The Pilot Flying J Travel Center in Jurupa Valley recently sold for $14 million, setting records for its sales price and price per square feet for a Pilot ground lease, according to RealSource Group in Newport Beach.

The buyer was another Irvine investor, which the brokerage declined to identify.

“This sale represents a notable milestone, setting nationwide benchmarks for a Pilot ground lease,” Austin Blodgett at RealSource. “The acquisition also marked the buyer’s first net-lease purchase. The buyer was particularly drawn to the property’s underlying real estate value and the unique security offered by the Pilot brand, now wholly owned by Berkshire Hathaway under the leadership of Warren Buffett, further bolstering the buyer’s confidence in the investment.”

Pilot Flying J’s absolute triple-net ground lease relieves the buyer of landlord responsibilities, Blodgett noted.

“Corporate-backed absolute ground leases are popular among investors, seeking simplicity in their holdings. Pilot Flying J has more than 14 years remaining on the initial lease term with four five-year options and 10% rental increases every five years,” he said.

The travel center includes including 12 fueling lanes, a drive-thru Wendy’s, Cinnabon, PJ Fresh Marketplace convenience store, a Western Union, 107 truck parking spots, 48 reserved parking spots, two ATMs, CAT-certified scales and nine on-site showers.

Lenten grants from Cardenas Markets

Ontario-based Cardenas Markets Foundation recently gave $20,000 to 40 local nonprofits that help the homeless, provide refuge for abused women and neglected children, and offer immigration aid services.

“This Lenten season, we remain steadfast in our commitment to supporting the communities where we operate by giving back to those most in need,” said Adam Salgado, president of the foundation.

Many of the nonprofits work across the Inland Empire. They include SafeHouse in Riverside; Catholic Charities San Bernardino & Riverside Counties; Habitat for Humanity Riverside; Inland Coalition for Immigrant Justice; Inland Empire Community Foundation; San Bernardino Community Service Center; Riverside Legal Aid; Moses House in Victorville; Pacific Lifeline in Upland; Inspire Life Skills Training in Corona; Martha’s Village & Kitchen in Indio; Impact Southern California in Rancho Cucamonga; Todec Legal Center in Perris; Centro Del Inmigrante in Riverside; and Voices For Immigrants Justice in Victorville.

Milestones

Near-Cal Corp., a Lake Elsinore construction company that specializes in shopping centers and industrial complexes, is celebrating 60 years of business.
