ATTN. PURCHASERS: This sale may be rescinded by the foreclosing mortgagee. In that event, your damages, if any, shall be limited solely to the return of the bid amount tendered at sale, plus interest.

LIEN FORECLOSURE SALE - Default has been made pursuant to Article II, Section 6 of Leisure Lake Condominium Project By-Laws in the payment of assessments due from FRANK D. SANDERS AND MARILYN J. SANDERS to LEISURE LAKE CONDOMINIUM ASSOCIATION pursuant to lien dated December 14, 2023 and recorded on December 14, 2023 in Liber 1312, Page 0933, Shiawassee County Records, Michigan, on which there is claimed to be due on the date hereof the sum of $5,125.00, exclusive of interest, late charges, costs and Attorney fees and any futures assessments for subsequent fiscal years and/or any additional and/or special assessments which may become due.

Under the power of sale contained in MCL 559.708 and Article II, Section 6 of the Association By-Laws, notice is hereby given that said lien will be foreclosed by the sale of the Unit/Lot premises, at public venue, at the main entrance (ground floor) of the County (Circuit) Courthouse in the City of Corunna, Shiawassee County, Michigan at 10:00 a.m. on April 3, 2024.

Said premises are located in Shiawassee County, Michigan, and are described as: Unit/Lot 44, Subdivision Plan No. One, LEISURE LAKE, a Condominium Subdivision, Vernon Township, Shiawassee County, Michigan, according to the Master Deed (Act No. 59 of the Public Acts of 1978) and Exhibit B, as recorded in Liber 484, pages 62-100, inclusive, Shiawassee County Records; and as amended by Liber 492, pages 343-348, inclusive; Liber 529, pages 458 and 459; Liber 553 page 100; Liber 577, pages 62-64, inclusive, and Liber 663, pages 953-957, inclusive, Shiawassee County Records, Subject to: the rights of co-owners of units in Leisure Lake Condominium, and general common elements and limited common elements; terms, conditions, regulations, restrictions, charges, statutory liens and other matters set forth in the “Master Deed” as heretofore described; and limitations and obligations imposed by the by-laws of the condominium association and Act No. 59 of the Public Acts of 1978, as amended.

The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCLA 600.3241 or MCLA 600.3241a, in which case the redemption period shall be 30 days from the date of such sale, or upon the expiration of the notice required by MCL 600.3241a (b), whichever is later.
