This Penthouse Is Selling Atop a New Luxury Hotel in Manhattan’s West Village

This full-floor penthouse on the West Village waterfront stands atop Maison Hudson, a new nine-residence hotel on West Street, and this is the only condo available for purchase in the eight-story building.

The hotel, which offers monthly rentals, “opened quietly in November and we’re almost fully booked,” said listing agent Erin Boisson Aries, of Douglas Elliman. “This is a new category of ultra-high-end luxury residence for people looking for flexibility and privacy along with services and amenities.”

Monthly rents for the nine apartment-style residences with full kitchens range from $32,000 for a one-bedroom unit to $120,000 for the two- and three-bedroom, full-floor units, she said.

“This is a new category, where you have all of the conveniences and services and flexibility of a hotel,” Aries said. “This really blurs the line between residential living and hotel hospitality, and it definitely appeals to today’s pied-a-terre buyer.”

Maison Hudson is serviced and managed by the Collection, a high-end hospitality company known for its ultra-luxury boutique properties in Paris, London and Saint Barthelemy, according to the listing. Combined monthly taxes and common charges for the penthouse are estimated to be $10,930.

When the penthouse owner is not in New York, the residence can be placed into the hotel rental program, allowing rentals of 30 days or more.

“You’re able to stay there when you’re in town and able to have the hotel manage the bookings for you while you are away,” Aries said.

The two-bedroom, eighth-floor penthouse is being offered fully turnkey and accessorized, with designs and furnishings by Thomas Juul-Hansen, according to the listing. Custom design features include Giorgetti furniture designed by Juul-Hansen, Loro Piana wallcoverings, Alabaster light fixtures and Dyson hair dryers.

There’s also a home office and a private outdoor terrace with unobstructed views of the Hudson River down to One World Trade Center and the Statue of Liberty, according to the listing. Architectural details include 12.5-foot ceilings, nearly floor-to-ceiling windows and a Calacatta marble fireplace in the living room.

“You have exposures on four sides—the light is extraordinary,” Aries said.

The marble kitchen is equipped with Miele, Sub-Zero and Wolf appliances, a Giobagnara leather Nespresso machine, Christofle and Bernardaud tableware and a curated private bar, according to the listing. In separate wings, the two bedrooms feature king beds with Rivolta Carmignani linens, walk-in wardrobes outfitted with Toscanini accessories and built-in safes and bathrooms with walk-in rain showers, radiant-heat marble floors and towel warmers.

Neighborhood Notes

The West Street building is between Charles and 10th streets and close to many restaurants, boutiques and historic townhouses, according to the listing.

“You have high design located in a very residential area with all of the services and amenities of a hotel,” Aries said.

“You’re right across the street from the Hudson River Park,” which runs along the West Side of Manhattan and includes many new open-air piers, she said.
