LCDA agreements could net $350M in building, 600 jobs

The Liberty County Development Authority approved bond resolutions, memorandums of understanding, interim lease agreements and sales agreements involving six companies at its December 6 meeting.

All told, with those agreements in place, it will lead to more than 3.2 million square feet of industrial and distribution space in three of the authority’s parks. Those agreements also are expected to lead to investments totaling nearly $350 million in the new facilities and approximately 600 new jobs. Potential expansion could lead to nearly 5 million square feet of space for the companies and as many as 1,500 new jobs.

Authority members agreed to a bond resolution for Hugo Boss, the high end apparel company. The company started in Liberty County with a 165,000 square foot distribution facility in Midway, and that building, Hugo Boss’ distribution center for its U.S. market, was expanded to 330,000 square feet. The recently approved $16 million bond will outfit a 287,000 square foot building near the main facility.

With their expansions, Hugo Boss’ employment has grown from its original 65 to now nearly 300.

Also issued was an $80 million bond for Seohan Auto Georgia’s 300,000 square foot manufacturing facility under construction at Tradeport East. The South Korean company is a Tier 1 vendor supplying drive-train assemblies for the new Hyundai EV Metaplant being built alongside I-16 in neighboring Bryan County.

Seohan’s project is expected to create approximately 180 new jobs and the plant is expected to expand to 490,000 square feet as the EV market increases in the future.

Authority members also approved a $21 million bond for Westin Furniture’s planned 250,000 square foot facility. The California-based company will use the building as a distribution center, creating approximately 80 jobs. There are plans to increase the building’s size to 500,000 square feet and add manufacturing to the facility, which could lead to its jobs total reaching nearly 180.

The LCDA signed a memorandum of understanding with Flint Development to build three Class A industrial and distribution buildings, totaling more than 2 million square feet at I-95 and Islands Highway in the new Dorchester Commerce Park. The projected investment in the buildings is approximately $195 million and plans call for almost 900 parking spaces for future employees. A formal bond issuance is expected to take place in 2024.

“There is going to be a beautiful building for the first time ever right there at I-95,” said LCDA CEO Ron Tolley. “It is highly visible.”

Under an interim lease agreement signed with parent company YMF, Creative Home Ideas will begin construction on a 350,000 square foot building, at a cost of $15 million, in Tradeport East. The project is expected to create approximately 70 jobs in light manufacturing and distribution. The facility can be expanded to 700,000 square feet in the future with a potential increase in employment to 100. A formal bond issuance is planned for 2024.

YMF has also purchased an additional 70 acres in Tradeport East for a planned 1 million square foot distribution center that will create additional investment and jobs.

The LCDA also completed a sale of 62 acres in Tradeport West to SNF Holdings. The French company, which operates a plant in Riceboro, is Liberty County’s largest manufacturing employer.

With the additional land, SNF will move rail facilities from its Riceboro campus to allow for additional construction. The new rail facility is expected to cost almost $20 million and create approximately 25 jobs.

With the freed up land on its current footprint, SNF is expected to build facilities at its Riceboro plant that could lead to the creation of nearly 100 new jobs.
