Construction is set to start this spring on the first phase of a project to build 2,200 homes as well as shops and offices on more than 300 acres of undeveloped land along Route 288 north of the Midlothian Turnpike exit.
The Aire at Westchester project in western Chesterfield County will eventually include a mix of town homes, condominiums, apartments and single-family homes as well as about 180,000 square feet of commercial space — a bit more than three football fields.
It is on land owned by GrayCo, a 135-year-old timber company turned commercial real estate operation, while HHHunt Communities is the managing partner.

The first phase will see construction of town homes and condominiums, said Jonathan D. Ridout, HHHunt’s vice president of real estate development.
The exact number of each type of housing is yet to be determined, he said.
Ridout said it is too early to share price ranges since home sales will not start until next year.
Chesterfield’s Board of Supervisors approved the zoning in August 2021, with somewhat more residential units than had been contemplated in a 2007 zoning decision and a site plan including a greenway centered on the creek running through the site.
The plan calls for several miles of nature trails and easy access to the stores and restaurants in the nearby Westchester Commons shopping center.
