$108 million home sale eclipses last week’s record-setting Aspen sale

An Aspen mansion closed for $108 million on Monday, making the sale of 419 Willoughby Way the highest price residential sale ever in Aspen and the state of Colorado.

The 22,405-square-foot property includes 11 bedrooms and 17 bathrooms and sits on 4.5 acres in the coveted Red Mountain neighborhood of Aspen.

The Saslove & Warwick team of Douglas Elliman represented both the buyer and the seller in the sale.



“The quality of life in Aspen is exceptional. It’s not just the house that sold for a lot of money. The real estate prices aren’t high here just because of the really nice houses,” said Riley Warwick of Saslove & Warwick. “It’s because of the community, and it’s because the city of Aspen is a really special place.”

The buyer paid $4,820.35 per square foot. The sale was off-market, meaning it was not listed in the MLS when for sale. The transaction was a cash sale, like most in the Aspen area.




The Wall Street Journal reported that former casino mogul Steve Wynn and financier Thomas Peterffy are the buyers, citing sources familiar with the matter.

Buddies Aspen LLC is listed as the buyer, according to the special warranty deed filed on Tuesday with the Pitkin County Clerk and Recorder. The limited liability company’s principal street and mailing address is in Las Vegas.

Warwick said that recent changes in the Pitkin County land use code likely contributed to the high sales price. New development is capped at 9,250 square feet in unincorporated Pitkin County, with even more stringent limitations in specific zone overlays.

The sale is the first residential property to break the $100 million threshold in both Aspen and the state, according to Warwick.

“Douglas Elliman, our team, and my business partner Joshua Saslove are all incredible people with exceptional character and work ethic,” Warwick said. “I feel very lucky. At the same time, feel like I’ve got to get back to work and continue the momentum.”

The sale shatters a record set just five days prior, when another residential property in the Aspen area sold for $77 million.
