Home prices, sales fall

Prices paid for Northeast Florida homes fell almost $12,000 last month from the previous month. The median selling price was $203,750 in August, down from $215,305 in July, according to the Northeast Florida Association of Builders.

But it was still about $12,000 higher than August 2016.

Over the past 12 months, the median selling price for new single-family homes has been $294,300, up $10,000 from the previous 12 months. For previously owned homes, the median price was $190,500, up $17,000 over the previous 12 months.

The number of closed sales stayed even with July, but were 5.2 percent lower than August 2016.

Meanwhile, the number of homes for sale continued to drop to its lowest figure since the buying boom of 2005. A total of 8,336 homes were for sale last month, down a little more than 2,000 over a year earlier.

More than 20,000 homes were for sale in the area in 2007.

The biggest drop in homes on the market continues to be in the under-$200,000 price range.
