It has been a year like no other since the property market reopened on May 13, 2020. Against a backdrop of a global pandemic and looming recession, an unprecedented number of people moved house and house price records were set everywhere. Dogged by a succession of lockdowns, but determined to make the most of unprecedented demand, agents have seen the best and worst of buyers and sellers. Here, we ask them to spill the beans on what it’s been like.

Competition is fierce. People are moving out of central Manchester to Altrincham, Alderley Edge, Wilmslow, then people who already live in these places want to push out further into more rural areas.

We accepted an offer of £730,000 for a house — it was on
