After being under the same ownership for almost 30 years, the spectacular Caer Beris Manor, located on the edge of the historic market town of Builth Wells , has just gone on the market for offers in the region of £1m.
Location, location, location
The historic property is situated on the edge of the Mid Wales town and is a short distance from the Royal Welsh Showground, which hosts the annual Royal Welsh Show every July.
The hotel occupies a fantastic location at the heart of Wales with Brecon Beacons to the South and the Cambrian Mountains to the West.
It is also adjacent to the 18-hole Builth Wells golf course.
Country pursuits
But it's not just golf on the menu at the Caer Beris. The hotel can organise numerous outdoor activities, and these might be elements of a guest's experience that the new owner may want to keep, or even expand.
Activities you can try include clay pigeon shooting, mountain biking, horse riding, bird watching and golf.

The manor has an excellent reputation as an AA 3-star hotel as well as holding an AA Rosette for the excellent quality of dining in the oak panelled 1896 restaurant.
Sounds yummy.
GM Lloyd from Cardiff comments on the website Tripadvisor: "You want your hotel to be warm, welcoming and cosy. Caer Beris Manor delivers all of these and excellent food. Their 7 course taster menu was a delight, well presented and impeccably served."
And even this happy resident's dog was welcomed, but maybe not in the restaurant.

Catch and release
Over the years the hotel has established a reputation for some of the most enjoyable fishing seasons in Wales. The river Irfon flows through the property's grounds and can offer keen anglers trout, grayling and salmon fishing.
But you won't be able to eat your prize catch - there's a strict catch and release policy.

Local Welsh history
Caer Beris Manor has a rich and varied history. The Grade II listed building dates back to the 19th Century when it was owned by the third Lord Swansea.
While staying at the manor, you can also investigate the remains of a Norman Motte and Bailey castle dating from the 11th century within the grounds.
