Kensington Development Partners is finalizing design plans for the redevelopment of the Buffalo Grove Town Center shopping center and scheduling a public hearing for this spring.

Buffalo Grove Deputy Village Manager Chris Stilling told Pioneer Press Feb. 8 the development group is compiling final site, architectural and landscape plans, and signage for the estimated $150 million project. The redevelopment will feature a mix of restaurant and retail space, a park and luxury apartments on the 20-acre site located at the busy intersection of Lake Cook and McHenry roads.

“We’re in the process of making our formal submittal to the village of Buffalo Grove and ideally working toward Plan Commission and Village Board approvals in the months of March and early April, with a projected closing and construction start this coming summer,” John Schoditsch, principal at Kensington Development Partners, told Pioneer Press.

Last November, the Village Board approved a memorandum of understanding with the Kensington Development Group LLC for redevelopment of the Town Center property, which allowed developers to begin negotiating a contract with the village and working with the Plan Commission on building plans and acquiring permits for the project.

Schoditsch and Stilling each said they still can’t reveal the name of the proposed national grocery store that will anchor the redeveloped shopping strip. However, Stilling did confirm one of the anchor restaurants will be Guzman y Gomez – a Mexican restaurant chain from Australia with existing locations in Schaumburg and Naperville.

However, plans could change “a little bit” from what’s on the website, Stilling said, particularly with the building locations for the outlots. Those outlots do include the existing Boston Market and Burger King fast food restaurants. Some of the other existing tenants, Stilling said, will move from the south side of the site and be relocated to a 35,000-square-foot retail building north of Old Checker Road by Bowlero bowling alley. He could not confirm which tenants will remain.

Construction is expected to begin this summer, Stilling said, with construction of a seven-story, mixed-use residential building planned for south of Old Checker Road. The grocery store and creation of the park space and additional outlots are also planned for this location.

Stilling said he expects plans for the site will be more refined within the next three weeks.

“We’ll create the downtown environment Buffalo Grove does not have,” Schoditsch previously said.
