JLL completes multiple retail leases in Garden State

JLL announced it recently completed seven retail leases, totaling 24,228 square feet of space, throughout New Jersey.

Brick City Brewing Co., doing business as Newark Local Beer; Flemington Furs LLC; 1-800-Got-Junk; Una Pizza Napoletana; Zaro’s Family Bakery; Gyro King; and AIR Aerial Fitness signed new leases for retail space within the Garden State.

Newark Local Beer completed a 10-year lease for 6,243 square feet of retail on the first floor of the Class A, 436,000-square-foot 540 Broad St. office building in Newark with 540 Broad Street Owners LLC, a joint venture of L+M Development Partners Inc., Prudential Financial Inc. and Goldman Sachs Urban Investment Group. The tenant was represented by Marta Villa, senior vice president with JLL. The building owner was represented by Ryan Starkman, director with Englishtown-based Pierson Commercial Real Estate LLC.

Flemington Furs LLC signed a 10-year lease for 6,000 square feet of retail at the 135,000-square-foot Shoppes at Flemington, an open-air lifestyle center at 100 Reaville Ave., with building owner Shoppes at Flemington LLC. The tenant was represented by JLL Associate Blake Shanaphy. The building owner was represented by Vice President Mike Rawlins and salesperson Colby Piper, both with Ripco Real Estate LLC, which has a New Jersey office in Lyndhurst. The center is located near the intersection of Reaville Avenue and Route 202. The retailer is relocating to the Shoppes at Flemington from its original store at 8 Spring St. in Flemington.

1-800-Got-Junk inked a 10-year lease for 2,700 square feet of office/flex space at the 80,000-square-foot 61-71 E. Willow St. in Millburn with building owner Bleeker Fidelco Associates LLC. The tenant was represented by Shanaphy and the building owner was represented by Ken Rubin, managing partner with Watchung’s Rubin Realty & Associates Inc. The warehouse is located at the intersection of Bleeker and East Willow streets in Millburn, near Interstate 78. The world’s largest junk removal service is relocating to the new facility from its original location at 201 Rutgers Ave. in Maplewood.

Anthony Mangieri, doing business as Una Pizza Napoletana, completed a 10-year lease for 2,300 square feet of retail space at the 15,000-square-foot, mixed-use 91A First Ave. in Atlantic Highlands with building owner Portland Real Estate LLC. The tenant was represented by Shanaphy. This is the second site for the pizzeria, which has another location at 175 Orchard St. in New York.

Zaro’s Family Bakery inked a 10-year lease for 2,285 square feet of retail space on the corner of Broad and New Streets at the Shoppes on Broad St. in Newark. The building owner was represented by Villa. This will be the family bakery’s second Newark location.

Gyro King completed a 10-year lease for 1,800 square feet at the 224,650-square-foot Golden Acres Shopping Center, at 3600 Park Ave. in South Plainfield, with building owner Polimeni International Inc. The building owner was represented by JLL Associate Craig Parcells. The shopping center is located at the corner of Oak Tree Road and Park Avenue in South Plainfield. Gyro King is opening its fourth location in New Jersey at Golden Acres.

AIR Aerial Fitness signed a five-year lease for 1,550 square feet of retail at 7,000-square-foot 1280 Springfield Ave. in downtown New Providence with building owner Marion Street Properties 1280-SA LLC. The tenant was represented by JLL Associate Conor Ryan. The building owner was represented by Jason Forster, broker with Maxavenue LLC. The aerial fitness training program is opening its first New Jersey location at the site.
