Last month 2 different guests let their child draw all over my freshly painted walls and toilet. I am not a happy camper at the moment.

**BY BOOKING, you agree to HOUSE RULES & conditions of use. Be very sure before booking to read all this. NO CANCELLATIONS :AFTER CANCELLATION TIME!! For true emergencies I will, however, offer rescheduling that must be done within 3 months if there is availability. If not used within that time, offer will expire. Unless eye of hurricane is within 25 to 150 miles away, the only inconvenience is rain & a little wind.

**YOU PAY A LITTLE MORE FOR A BAY FRONT because they are LARGER, balcony is private & you get a 180° beach view.

**This is top floor at end (one condo to the left & one condo underneath) with no foot traffic outside door

**Balcony is shaded after 12(no hot afternoon sun).Beach is much safer(no driving on beach, no rip tides).

**Everything supplied in kitchen, EMERGENCY SUPPLIES WHEN NEEDED, high chair when requested, pots, pans, bake ware,utensils,22 spices, BBQ TOOLS, wine corkscrew, pizza cutter, full fridge, ice trays, blender, microwave, toaster, can opener, ground coffee maker, filtered coffee packs, slow cooker, lots of BEACH TOYS,BIG trucks(wagon to tote them to beach)binoculars (ships, birds, DOLPHINS),hundreds of DVD MOVIES,ALL popular ROKU apps, pool noodles, boogie boards, T.P. for each day up to 7,1 paper towel, coffee, sugar, cream,2 beach chairs,2 chaises, gripper umbrella stand & umbrella broke (recommend you bring canopy) ,2 beach towels, beach mats, small drink cooler ice chest holds 8 drinks, Nice vacuum, all cleaning supplies, dish soap, liquid soap(diluted for foaming container),hotel supplies, library of novels, spare light bulbs,& more, just ask! Two 40" wall mounted TVs..

I expect guests to leave condo as they found it putting dirty linens in hamper. I then clean, sanitize it completely & wash linens(IN CLOSET)in hot water & laundry fresh smell.

**THIS IS RENTED AS IS.1- I will do my best to clean it (bleaching everything that can be bleached, vacuuming, dusting)but 2-if you need more cleaning(or are a neat freak),my cleaning supplies or ones you prefer & buy, will clean it better. Chances are I will miss some small cleaning & I apologize.3-I can charge you 150.00 & hire a professional to clean if you want.(I DO NOT CLEAN INSIDE CUPBOARDS OR DRAWERS. You should always clean items before use) I use foggers & defense spray(kept in closet)every month so I might miss the occasional dead bug in closet. Beaches & palm trees attract giant Texas size water bugs(keep doors closed)so there might be an occasional live one ready to die in my sprayed condo.

**SIX PERSONS MAXIMUM NO MATTER HOW SMALL! This only sleeps 4 adults & 2 children under age 18 maximum(bunk beds are for those under 5' 5" & ARE VERY NARROW:CHILDREN ONLY).5 OR 6 ADULTS OVER THE AGE OF 18 NOT ALLOWED in one condo at VDS SUBJECT TO EVICTION by VDS. TEENAGERS UNDER 18 ARE CONSIDERED CHILDREN

**Close to everything. Biking & walking on beach boardwalk to restaurants, shops, & sites is highly recommended (parking for aquarium $5.00). Bikes can be kept in one of 2 bike racks(securely locked) on property or taken up elevator & stored crowded in hallway or balcony of condo,

**NO pets, but there is a pet resort will board animals in luxurious conditions.

**Visitors guide & guest book in condo.

**Mail box & key for long stays.

**FYI: 5 charcoal grills.

**Every time Make sure door is locked when you leave.

House rules

I do not allow parties but there is a party room that you can rent.. Smoking is allowed only on the picnic tables downstairs. We have had fires from people smoking on balcony.

I try to block off a day before and the day after to allow for the early check ins and late check outs. If somehow I mess up and forget, I will let you know. That has not happened in a few years.

I am so glad to get such a good review. As I have said before, I try very hard to make sure that everyone has a great time. I also try to give you your space. When you book far ahead, it seems like forever to get there but before you know it is here. I cannot stress enough the unobstructed view that only a bay front affords and the privacy of top floor on the end which you mentioned both. I see reviews where guests are disappointed because the pictures lied or the condo was falsely represented. The complex itself is on the beach but only 45 are true bayfronts. And if I didn't say it, I loved you guys. Perfect, perfect people. My only disappointment was that you couldn't stay another night to get the hooks free bobblehead promotion (lol). Thank you again for being the perfect guest and for writing a review.

Dear Terry. What an awesome (awesome) picture of your kiddos. I appreciate your positive feedback about my condo "The Sands Of Time". I do take pride in catering to my guests' needs the best way I can. If you're traveling to my area again soon, don't hesitate to book with me again. The kids would love it (hint hint) Your review came at a perfect time. I just had a guest complaining that when someone was standing in the hall you cannot see the water. All I could say was: Really. So warning to all.... you can usually see the water from the front door unless a person is standing in the hall!!!!!! Again, thank you....

How really, really sweet of you to write a review and to be so so sweet. I really do aim to please. And as I told you, your baby is a future heart breaker and so so cute. Getting guests to write reviews is difficult. For myself, I usually remember when things are really really bad but I now know how important reviews are so I need to be better. You had a choice of any unit and you chose me. How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Roxana (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
