Doran Group plans $1M plus investment in new Eden Prairie HQ

The Doran Group has big improvement plans for its newly acquired headquarters building in Eden Prairie.

An entity related to the Twin Cities real estate development company closed last week on its $3.5 million acquisition of the 19,000-square-foot property at 6423 City West Parkway, according to real estate documents.

Beltway Properties LLC is the seller. Hennepin County real estate records show that the two-story building previously sold in April 2017 for $2 million.

The Doran Group plans to invest more than $1 million in building improvements and add new amenities, such as an outdoor grill and fire pit, founder Kelly Doran said Monday. Other amenities include free parking, a full gym with locker rooms, bike storage, a game area and kitchen, the company said.

The company’s in-house architecture team, led by Sarah Gilbert, will lead the renovation. BDH is on board for interior design.

Doran said the plan is to relocate at the end of April. Renovation of the Eden Prairie building will begin after the current tenant moves out at the end of January, he said.

The Doran Group’s current headquarters is at 803 Glenroy Road, Suite 100, in Bloomington.

“I sold that building when I sold Doran Cos. We have been a tenant in there the last few years and now look forward to having our own space,” said Doran, who sold controlling interest in Doran Cos. in 2019 and unloaded his remaining stake in 2021.

Doran said the new Eden Prairie location is conveniently located near restaurants and other services and is just a block from a future light rail transit station. The building is set up well for a single-occupant user, he said.

Built in 1986 for an architectural firm, the building offers a “striking rotunda reception area, high ceilings, large windows, two internal staircases, well-appointed offices and conference rooms, and a three-car executive garage,” according to a marketing brochure.

The previous ownership group “invested significant dollars to create a high-quality environment for their employees,” the brochure notes, adding that new multifamily construction projects are underway in the area.

The Doran Group allows hybrid work schedules for its corporate employees, who come into the office Tuesday through Thursday and have a work-from-home option on Mondays and Fridays, according to a press release.

Led by Kelly Doran and his son, Evan Doran, The Doran Group includes developers, architects, general contractors, property management professionals, finance, legal and market experts and more, according to its website.
