Cottage, condo communities bring affordable homes to Nashville's east side

Attainably priced new homes are not always easy to find in Nashville, particularly in the popular neighborhoods on the city’s east side. Two new condo and cottage home developments should help ease that shortage.

The Avery will feature 20 two- and three-bedroom condos at 1100 Inglewood Drive with prices starting at $349,000. High View Cottages and Flats, located in the Highland Heights neighborhood near the interchange of East Trinity Lane and Ellington Parkway, will have 75 single-family homes and 88 condominiums.

High View’s prices start at $179,900 for condos and $325,000 for cottages. By comparison, in June the average home price in Nashville was $403,903, according to the Williamson County Association of Realtors.

Pre-sales have been launched as development of both neighborhoods gets under way.

“Our cottage homes are designed for people who value community but also want a detached home at an attainable price,” said Mark Deutschmann, president of Core Development and leader of the CityLiving Group at Village real estate, the companies developing and marketing High View. 

“High View Cottages and Flats offer residents a built-in community for safe-distance socializing in a walkable neighborhood with easy access to grocery stores and restaurants and downtown,” he said.

Residence or rental

The Avery is being developed and marketed by the Pargh Team at Compass Real Estate and The Tunney Group. The condominiums are designed to be owner-occupied or to be short-term rentals that are attractive as investment properties. The city has approved them for use as short-term rentals.

“We feel like the market is ripe for an offering like this,” said Realtor Lana Pargh.

“Inglewood is such a great area with so much potential for either an investment property or a primary residence. This area has such a great, casual vibe and neighborly personality with convenient access to Shelby Bottoms Park and close proximity to the amazing culinary scene developing in East Nashville,” she said.

Designed by CW Architects, The Avery will feature a shared roof deck, a fitness center and customizable high-end finishes. The condos will feature stainless steel appliances and hardwood floors.        

“We knew this location was such a good one that we wanted to be sure we designed it as a new benchmark for the burgeoning community of Inglewood. While these condos will be great as a primary residence for some, we wanted them to also be a great investment opportunity for others,” said Ed Tunney of The Tunney Group.

Rooftop views

High View’s 75 cottage homes offer a choice of two or three bedrooms ranging from 1,591 to 2,854 square feet. A two-car garage and a lower-level studio apartment will be available with some designs. The community will feature a dog park and trail-oriented green space.

High View Flats will feature 88 condominiums fronting East Trinity Lane and Edwin Street. The studio, one- and two-bedroom residences will range from 688 to 1,240 square feet. Amenities include onsite co-working space, a conference room, a parcel delivery hub, a swimming pool and grilling areas.

High View is situated on a high point of land northeast of downtown Nashville. Many of the residences will have rooftop decks with views of the city.

“High View is strategically located between the established Gallatin Road and emerging Dickerson Pike corridors offering comparable access to Five Points, Riverside Village and the evolving RiverNorth site,” said Deutschmann.

Core Development has developed a number of cottage communities, including West End Station and Richland Station in Sylvan Park, Gale Park in the Melrose neighborhood, Chesterfield in Hillsboro-West End, and Joule in East Nashville’s Rosebank area. Core Development’s other East Nashville projects include the Bailey mixed-use development a block off the Gallatin Pike corridor and Chester townhomes in South Inglewood.

The Avery’s features include hardwoods, stainless appliances and open floor plans.
