Meritage Homes’ energy-efficient Canyon Collection homes have a grand opening next week in Brighton, but you can already tour the model home Saturday and Sunday, Feb. 29-March 1, and get better pricing than you’ll find by waiting until then.

You can already see the advantages this site has in The Villages at Prairie Center — a master plan that shows 190 acres of open space and miles of local trails, some already open, as well as shopping and dining open at Prairie Center, with Texas Roadhouse, Red Robin, Chile’s and others.

And you can already see how Meritage gets the best energy performance of any builder at this attainable price (from the $390s) through a ceiling cutout in this Waterton four-bedroom model that reveals its polyurethane insulation — keeping attic temperatures within 7 degrees of your indoor thermostat. That and other energy features generate much lower HERS scores (lower is better) in its homes than in older resale homes you’re visiting.

If you like the value in this Waterton model (2,684 feet of finished space, with an open-concept entertaining area and an office on the main level, and a loft upstairs, from $435,990), you’ll find Meritage has another home like it, with a basement and three-car garage, set for late-spring move-in.

This is the last chance for pre-sale prices on that and other homes coming. For a limited time, they are offering a $15,000 credit toward design center upgrades and $5,000 toward your closing costs, if you’ll use Meritage’s lender to arrange financing.

Early buyers here already live in Brighton, love the location, and don’t want to leave it, says Laura Tykodi, who along with Kelsey Ostenson will show you the model and other plans now.

Along with the energy performance and the amenities slated for The Villages (including a school site, playground and a clubhouse), those buyers are getting interest rates that are very low this spring — a factor that magnifies the size and features within reach of your budget. Choose a home and a site and Meritage will lock in a rate for you for five months.

Those rates combined with the energy savings, says Tykodi, make an even better value of a plan like Meritage’s Eldorado ranch design — 1,727 square feet of finished space, with three bedrooms, two baths, a basement and an option for a three-car garage on some sites in Prairie Center.

It’s priced from $394,990, and with a lot premium and air conditioning included, you can realistically be in this location for just over $400,000, something that should appeal to downsizing buyers that Meritage is seeing here.

“They see this as their forever home,” says Tykodi. Meritage also has a larger Platte ranch, three bedrooms plus a home office and a big covered patio, priced from just $403,000.

Already included is the energy package with tankless water heating, as well as an M-Connected Home Automation Suite with a video doorbell, smart door lock, smart garage door and weather-sensing irrigation.

The commute into downtown Denver from here via I-76 is under a half hour, and this works better yet if your commute is to Thornton’s booming commercial hub on I-25, Broomfield’s Interlocken area or DIA, just over 15 minutes.
