Company wants to build warehouse or manufacturing site on 23 acres between Routes 512 and 191

A New Jersey commercial real estate development company is eyeing Lower Nazareth Township as it seeks to expand its portfolio in the Lehigh Valley.

J.G. Petrucci, a build and design company in Asbury that owns several area properties is considering 12.7 acres at 4730 Hanoverville Road and 10.7 acres at 229 Georgetown Road for a 243,750-square-foot industrial facility.

Whether it would be a warehouse/distribution facility or a manufacturing/light assembly site will depend upon the availability of water and sewer, Petrucci attorney Greg Davis told the supervisors during a first-blush presentation Wednesday.

The likelihood of manufacturing “goes up dramatically” if water and sewer are available, he said.

“Without it’s more likely a warehouse, which doesn’t require water,” Davis said.

The board took no action Wednesday on the informal presentation.

Access to the site would be off Hanoverville Road, with 136 parking spaces and 55 truck parking spaces planned, said Justin Massie, a civil engineer with Terraform Engineering.

The developer has yet to submit a formal plan to the township and doesn’t have potential tenants lined up, said Peter Polt, executive vice president.

“We need to have land development approvals in hand before we can consummate a deal with a tenant,” he said.

Petrucci’s local properties include the Lehigh Valley Flex Center in Hanover Township, Northampton County, which will be home to Stuffed Puffs, manufacturer of chocolate-filled marshmallows, at the former Guardian Life property at 3910 Burgess Place.

It also built a 123,000-square-foot distribution facility for Cigars International in the Lehigh Valley Industrial Park IV in Bethlehem, and the 91,000-square-foot headquarters of Flexicon Corp. at 2400 Emrick Road, Bethlehem Township.
