Downtown Dallas’ tallest new tower has apartments with stunning views and price tags to match

The 45-story Amli Fountain Place high-rise is the biggest addition to the city’s skyline since 1987.

The biggest downtown skyscraper project in more than a generation has opened its doors.

The 45-story Amli Fountain Place tower is a striking addition to Dallas' skyline. The new high-rise just opened next door to one of Dallas' most recognizable skyscrapers — the rocket-shaped Fountain Place.

While Fountain Place is an office building, Amli’s more than $150 million tapered tower houses more than 360 luxury apartments.

Both of the buildings share a landscaped plaza with fountains and retail space facing Field Street, just north of Ross Avenue.

Almost two dozen residents have already moved into the Amli tower, which offers stunning views of the downtown and Uptown areas.

“We have full panoramic views of downtown,” said Lashanda Daniels, community manager. “Our shape and the uniqueness of the building make it special.”

Designed by architect Page Southerland Page, the tower takes design cues from its taller neighbor.

The 60-story Fountain Place office tower opened in 1986 and was an instant standout on the skyline. Amli’s Fountain Place apartment tower uses the same green glass and pointed profile of the original building.

The 35 floors of apartments in the new building sit on top of a 10-story base that includes the lobby, common areas and a parking garage.

A 10th floor amenity level includes a swimming pool, a fitness center, a tenant lounge, an outdoor grilling area and even a dog park.

A 45th-floor lounge will give residents a place to kick back and take in the views of downtown.

“The space was originally supposed to be another penthouse,” Daniels said. “But we took that unit away to make a space everyone could use.”

Apartments in the new building average about 1,200 square feet — larger than the typical downtown area rental high-rise.

Rents begin at $2,150 for a 645-square-foot, one-bedroom unit. Two-bedroom apartments start at $3,500 for just over 1,000 square feet.

Daniels said most of the renters are coming from the area.

“Most of our traffic is from other downtown buildings — people who are used to new high-rises and they will go from one to another,” she said. “We also have people who are transplants from the suburbs that have been working from home and are upgrading their lifestyle.”

Construction on the project took more than two years.

It’s the tallest new downtown building since the 55-story Chase Tower opened in 1987.

Amli Fountain Place quietly opened last month while taking precautions for the pandemic.

“We were showing the building pretty much virtually from March up to the beginning of August,” Daniels said. "Then we opened the doors and began doing live tours.

“It’s been very easy for us because we have a big office with lots of space,” she said. “But people were hesitant to come because they couldn’t tell if we are done or not.”

All but the top floors of the skyscraper are completed.

“We are up to level 40,” Daniels said. “The penthouses and the rooftop lounge are still being finished.”

The spacious lobby area along Field Street includes a coffee shop, a posh bar area for residents and a coworking center.

“It’s already a big hit — you can do individual office use and conference use,” Daniels said.

The ground floor also has a golf simulator and room for residents to do hobbies and crafts.

“We are hoping after COVID we will be able to fully utilize the outdoor plaza space and host events there,” Daniels said. “We hope to activate the street area so it feels lively.”
