Custom-built for Los Angeles rug designer Erik Lindstrom in 2016, this three-bedroom, four-bathroom home is in the Silver Triangle neighborhood of Venice, California, a residential enclave where low-slung post-war bungalows abut contemporary homes.
“This home has a great location in Venice, but feels like it belongs in the Hollywood Hills,” said Alexia Umansky of The Agency, the listing broker. “It has this perfect mix of tranquility and well-being, luxury and elegance.”

The AgencyLindstrom, whose eponymous Los Angeles company produces bespoke handmade rugs, worked with Santa Monica architects Minarc and Los Angeles interior designer Lisa Strong to conceive the house. “But Eric was involved every step of the way,” Ms. Umansky said, and chose finishes, materials, and other touches.

The home’s entrance is up a flight of stairs from the street. A bright-yellow front door, set into the home’s white facade, opens into the second level of the house. The primary suite, with its large en-suite bathroom, takes up much of the floor, along with a second bedroom that Lindstrom had previously used as an office.
“The primary-suite bathroom has a very hotel-like feel, with its glass railings and huge, open windows to the back of the home,” Ms. Umansky said. Black bamboo, which grows outside the back windows, offers some privacy from neighboring homes. “It will keep growing, and offering more privacy,” she added. A gold-mirrored wall in the main suite conceals a large walk-in closet.
The home’s third floor includes a great room, kitchen, and dining room, all connected through a flowing open plan. The centerpiece of the great room is an oversized custom fireplace clad in salvaged metal. Seattle “architectural metals company” Mike Danielson Studio designed the fireplace. A large center island anchors the kitchen, which boasts Miele appliances, a wine refrigerator, and “tons of storage,” Ms. Umansky said. A wall of windows in the living room illuminates the entire floor, and offers expansive views of neighboring homes and greenery.

Minarc, which specializes in “sustainable practices and design standards,” conceived the house around a “fully recyclable building system designed to reduce waste while yielding net-zero efficiency,” according to the listing.

With 2,766 square feet of living space set on about 0.046 acres, the house features three bedrooms, four bathrooms and a garage.
Amenities
The home includes amenities rare for Venice, according to Ms. Umansky. “It has one of the largest roof decks I’ve ever seen, especially for a house in this neighborhood,” she said. Enclosed by glass railings, the roof deck features a full kitchen and large fire pit. “At night, the glass reflects the fire from the pit, and it looks like you’re surrounded by flames.” The deck’s 360-degree views include the iconic Hollywood sign.
The house also features its own two-car garage—“unusual for Venice, and a huge amenity,” Ms. Umansky said. A 400-bottle wine cellar occupies the same level as the garage, and a dumbwaiter ascends from the lower level to the home’s other floors.
Talking Points
Lindstrom, the seller, “designed this house from the ground up” with the architects, Ms. Umansky said. Those touches include Hermes wallpaper in a ground-floor powder room; an optic-white Poliform kitchen punctuated by a marbleized black backsplash; a graffiti-style wall, painted by Los Angeles artist Brian O’Hara, behind a main-floor spiral staircase; and a Japanese burnt-wood technique called shou sugi ban on the garage exterior. “Eric really made it so that everything was done to a tee,” Ms. Umansky said.

Venice continues evolving from counterculture hub to upscale enclave, making it “a very desired area for people in L.A.,” Ms. Umansky said. “It’s a very niche kind of group that moves here: artsy and trendy, the kombucha-drinkers and vegans.” Retail-and-restaurant-filled Abbot Kinney Boulevard is a five-minute walk from the home. “Mildred Avenue is a quiet street in a very popular area,” Ms. Umansky said. According to realtor.com, the median list price of homes in Venice was $2.5 million in February, up 10.3% year over year.
